Turnovers stall when each step needs a different contractor and each one waits on the last. The fastest turnovers happen when one crew works through the whole list in the right order.
Step one is the cleanout: furniture, bags, and whatever else the last tenant left. Our 6'x14' dump trailer usually handles a whole unit in one load, so there's no dumpster to rent and no waiting on a pickup.
Step two is repairs: drywall holes from anchors and doorknobs, nail pops, scuffed trim, and any doors that don't latch. Step three is paint, usually walls and trim in one consistent color so touch-ups stay simple for the next turnover.
Last is the deep clean: kitchen, bathrooms, floors, and carpets. Doing it last means the unit shows clean, with no drywall dust or paint drips. Then we hand back the keys.
